From 13 October 2026 every residential rental in Victoria must have its electrical installation inspected and tested by a licensed electrician at least once every two years, under the Residential Tenancies Regulations 2021 — existing agreements included. Thunderman Electrical and Air Conditioning Services carries out these checks across Greater Melbourne, strongest through the inner north and north-west. Yiannis Knodarites is a Registered Electrical Contractor (REC 28523, Energy Safe Victoria), and every check comes back as a written report, with a Certificate of Electrical Safety where work is carried out.
Why the suburb matters
Same law, different findings.
A safety check is an inspection and test of the fixed installation: the wiring, the switchboard, the power points, the hardwired light fittings and the safety switches. That definition does not change from one street to the next. What changes is what is behind the wall.
A 1930s Californian bungalow let out in Thornbury tends to fail on the same point every time: ceramic rewireable fuses and no safety switch at all. A walk-up flat in Preston raises a different question — where does the lot end and the owners corporation begin. A student share house in Bundoora or Carlton has an installation that was sized for one household and is now carrying four. A converted warehouse in Richmond may still have circuits left over from its industrial life. Knowing which of those you own is the difference between a check that takes an afternoon and one that turns into a scramble in October.
