The rule

The requirement comes from the Residential Tenancies Regulations 2021. From 13 October 2026 it applies to every residential rental agreement in Victoria — existing leases as well as new ones. A licensed electrician inspects and tests the fixed installation, the rental provider keeps the record until the next check replaces it, and the tenant gets a copy within seven days of a written request. Rental safety checks in Northcote — common questions

The tenants say the power trips whenever the heater and the kettle are on. Is that a fault?

It is a symptom worth reporting, not something to live with. A trip that repeats on the same combination usually means the circuit is being asked to carry more than it was designed for, or that the protective device is not matched to the circuit behind it.
